What Buyers Say And What They Mean
Happy Friday! I thought we'd keep things light today.
I love showing homes. Walking through a house with my buyers, watching their faces, and hearing what they think is one of my favorite parts of this job. Over time I've noticed that buyers say a lot of the same things at showings, and I've learned what most of them really mean. Some of them are pretty funny, so here are a few of my favorites.
Things I Hear at Showings
"It has potential." They're already picturing which walls they'd take out.
"We'll have to think about it." They'll be talking about it before they're out of the neighborhood.
"The yard is nice." They can already see the dog running around and the grill on the patio.
"Is that original to the house?" They're hoping that carpet is not as ; ...

What's the #1 reason people sell their home and move?
According to the National Association of REALTORS®, the most common reason sellers give is wanting to move closer to family and friends.
If I asked you the number one reason people sell their home and move, what would you guess? More space? A new job? Downsizing? Affordability? There are so many reasons life can lead us to a move, but the answer is much more personal than most people expect.
In NAR's 2025 Home Buyers and Sellers Generational Trends Report, 23% of sellers said moving closer to friends or family was their primary reason for selling. That ranked higher than needing a larger home, having too much home, wanting a different neighborhood, retirement, or relocating for work.
Here in Gillette, Wyoming, that one just ...

What's the first step in downsizing your home?
Start by sorting your belongings room by room into keep, donate or sell, and toss, then get specific about what "smaller" actually means for the life you want next.
If you've been thinking about downsizing, you already know it's not just a real estate decision. It's a life decision. Maybe the house feels too big now. Maybe the stairs aren't as easy as they used to be, or the yard work has become more chore than joy. Whatever brought you here, the good news is that downsizing doesn't have to feel overwhelming if you break it into steps.
Here in Gillette, Wyoming, I work with homeowners who are ready for something simpler, whether that's a single-level home, a smaller footprint, or just less to maintain. This is the same process I walk my ...

There are just some things you understand when you call Wyoming home.
You know you live in Wyoming when…
• You’ve experienced sunshine, wind, rain, and snow all in the same day.
• You know the saying “If you don’t like the weather, just wait five minutes” is actually pretty accurate around here. ??
• “It’s only an hour away” somehow means it’s basically just down the road.
• You keep a sweatshirt, coat, blanket, and probably an ice scraper in your vehicle year-round.
• The wind ruins your hair before you even make it from the house to the car.
• Deer, turkeys, and antelope wandering through town barely get a second look.
• When your traffic jam is caused by geese, turkeys, or ante ...

What's the best way to set up a homework station for kids? A good homework station needs a dedicated spot, easy-to-reach supplies, minimal distractions, and a system your family will actually stick with.
An Organizer's Confession
Before real estate, I spent a lot of time helping people organize their spaces (not something I do professionally anymore, but the lessons stuck with me). If there's one thing I learned, it's that a "system" only works if it's actually easy to use. The prettiest homework nook in the world doesn't matter if the pencils are never where your kid needs them at 7:45 on a Tuesday morning.
So with school starting back up around Gillette, I wanted to share what actually makes a homework station work, not just look good for five minutes.
1. Pick a Spot With Traffic ...
