What Buyers Say And What They Mean

Happy Friday! I thought we'd keep things light today.

I love showing homes. Walking through a house with my buyers, watching their faces, and hearing what they think is one of my favorite parts of this job. Over time I've noticed that buyers say a lot of the same things at showings, and I've learned what most of them really mean. Some of them are pretty funny, so here are a few of my favorites.

Things I Hear at Showings

"It has potential." They're already picturing which walls they'd take out.

"We'll have to think about it." They'll be talking about it before they're out of the neighborhood.

"The yard is nice." They can already see the dog running around and the grill on the patio.

"Is that original to the house?" They're hoping that carpet is not as old as it looks.

"We could make it work." Someone is about to give up a closet.

"It's bigger than the pictures." They came in expecting less and now they're a little bit in love.

"Where would the truck go?" This is Gillette. The garage gets looked at before the kitchen.

"I love what they've done with the place." They're being very polite.

"Let's just look at one more." We're going to look at four more. That's okay, I always have time for one more.

Okay, But No Really...

Now for the important part. A lot of homes have doorbell cameras, security systems, and smart speakers, and many of them can see and hear what's going on inside. A LendingTree survey found that 56% of recent home sellers had recording devices on during showings.

So while you're at a showing, it's best to keep a few things to yourself:

Price. What you'd offer or what you can afford.
Repairs. The roof, the furnace, the flooring, all of it.
How much you love it. I know it's hard, but try to hold it in.

That goes for the porch and the driveway too. Wait until you've left the property, then give me a call and we'll talk it all through. I promise I want to hear every bit of it.

If you're getting ready to look at homes in Gillette or anywhere in Campbell County, I would love to help.
