What's the first step in downsizing your home?
Start by sorting your belongings room by room into keep, donate or sell, and toss, then get specific about what "smaller" actually means for the life you want next.
If you've been thinking about downsizing, you already know it's not just a real estate decision. It's a life decision. Maybe the house feels too big now. Maybe the stairs aren't as easy as they used to be, or the yard work has become more chore than joy. Whatever brought you here, the good news is that downsizing doesn't have to feel overwhelming if you break it into steps.
Here in Gillette, Wyoming, I work with homeowners who are ready for something simpler, whether that's a single-level home, a smaller footprint, or just less to maintain. This is the same process I walk my own clients through when they're starting to think about that move.
Start With Sorting, Not Packing
Before you even think about boxes, go through your home room by room and sort things into three simple categories: keep, donate or sell, and toss. This step alone can take weeks, so don't rush it. Give yourself permission to make decisions slowly, especially with items tied to memories.
A few tips that help:
- Tackle one room at a time so it doesn't feel endless
- Ask yourself if an item fits the life you're moving toward, not just the one you're leaving
- If you have family nearby, invite them to claim sentimental items early, before you list
What to Do With Sentimental Items
Sorting is easy until you hit the box of photos, the china from your grandmother, or your kids' old artwork. These are usually the items that slow the process down the most, and that's okay. A few things that can help:
- Take photos of items you're letting go of, so you keep the memory without keeping the object
- Ask family members to come pick out what matters to them before you donate or sell anything
- Give yourself a "maybe" box for things you're not ready to decide on yet, and revisit it in a few weeks
There's no rule that says you have to decide everything in one pass.
The Emotional Side of Downsizing
It's normal for this to feel harder than expected. A home isn't just square footage, it's decades of routines, holidays, and memories. Give yourself permission to feel that, even while you're excited about what's next.
Some people find it helps to talk through the decision with family before they start sorting. Others prefer to work through it privately and share the news once they've made peace with it. There's no right way to do this, only the way that feels right for you.
Decide What "Smaller" Actually Means to You
Downsizing doesn't always mean a tiny house. For many of my clients, it means single-level living, a smaller yard, or simply a layout that fits their life now instead of the life they had ten or twenty years ago. Before you start touring homes, get specific about what you actually want less of, and what you're not willing to give up.
Talk to Someone Who Knows the Local Market
Every downsizing journey looks a little different, but you don't have to figure it out alone. A conversation early on, even before you're ready to list, can help you understand your options and avoid surprises later.
Frequently Asked Questions
How long does downsizing usually take?
It varies widely depending on how much sorting and prep is needed, but most homeowners find it helpful to start the process several months before they plan to list.
Should I renovate before downsizing and selling?
Not always. Focus on repairs and cleanliness rather than major renovations, since buyers are often looking for a home they can put their own stamp on.
Is it better to sell my current home before buying a smaller one?
It depends on your financial situation and the local market. Talking with a Realtor about your specific circumstances is the best way to decide.
